The Court of Québec states that the landlord’s liability is engaged if the landlord acts intentionally and unlawfully to obtain the departure of tenants and approves the granting of substantial punitive damages in order to combat abuses by real estate speculators. The goal is to punish wrongful conduct and prevent the recurrence of such acts in the future.
