The best tool available on the market to qualify a tenant: you have access to 360° verifications.

● The landlord: financial aspect (does he/she always pay on the first?) and legal notices sent.

● Employer: exact status of the employee, validation of salary and work.

● Tribunal administratif du logement files: records matching the name and address in the registries.

● Criminal and civil records: research in court registries.

With almost 35 years of expertise, we have seen numerous candidates with records that owners would never have expected. The 360 evaluation does not include the 90 rating (credit-level verification).

What you receive

● Accessible exclusively through the APQ Application, or by fax, or one of our agents can contact you.

● For civil or criminal files: date, amount, judgment number, reason, sentence.

● For employers and landlords: the questions asked with their answers.

WHY OUR TENANT INVESTIGATION ARE THE BEST?

The APQ does not only inform you of the existence of a file at the Tribunal administratif du logement (TAL) (formerly Régie du logement). As usual, we go further to better assist you: you will therefore have the date of the decision, the address of the concerned apartment and the amount of the decision in the case of a rent non-payment.
Moreover, if the APQ finds a criminal or a civil record, you will know the date, the offense and the address concerned by the file.
It is important for you to make an informed choice and to know the nature of the offense: your decision whether to take that prospective tenant might not be the same if your tenant committed once an offense to the Highway Safety Code or if he/she was arrested for an armed aggression.
With almost 35 years of expertise, we saw numerous candidates with criminal records (such as « child abduction ») and whose owners have never thought that could be the case.
