The Quebec Landlords Association (APQ) recommends that owners increased from 2.5% to 3% of rents. This increase will be required to allow owners to cope with rising costs. Indeed, increasing taxes, insurance and renovation costs as well.
Always the problem of tax increases
The current system of the Housing Authority does not allow owners to spread the increase over several years. It must be distributed in the first year. It must be remembered that taxes do not go into the pockets of the owners but in the city. The owner must act as a collector, and it is a role that we would like to avoid! by Martin Messier, President of the APQ.
But the rates granted for major repairs decrease
Yearly rent increases linked to the major repairs are shrinking. The owners are construction costs increase, new energy saving products appear but their scope is constantly shrinking.
"No investor would have a return on investment of more than 30 years and yet it is the case for the major work done by an owner of rental housing in Quebec," added Martin Messier.
If you have any questions, we recommend that you discuss with your landlord. Discussion and agreement are certainly preferable to confrontation.
